Janus Capital was founded to help real estate developers and investors secure the right capital for their projects. Real estate deals often succeed or fail based on the quality and structure of their financing. Our role is to help developers navigate the lending landscape, structure financing that supports their business plan, and connect them with lenders that can execute.
We work across a range of financing needs, including bridge loans, construction financing, and permanent debt. By maintaining relationships with banks, private lenders, and institutional capital providers, Janus Capital helps borrowers identify the right lender for each situation and move transactions efficiently from concept to closing.

Janus Capital was founded by Joshua R Druce, a commercial real estate finance professional with experience across lending, underwriting, and loan workouts.
Over the course of his career, Josh has worked with banks, lenders, and real estate operators on complex financing situations ranging from stabilized investment properties to transitional and distressed assets. This experience provides a practical understanding of how lenders evaluate risk and what it takes for a transaction to close successfully.
Before launching Janus Capital, Josh worked in commercial banking, and private lending, where he was responsible for analyzing real estate transactions and managing credit risk. That background provides a lender’s perspective that helps developers structure deals in a way that lenders can understand and support.
Joshua founded Janus Capital to bring that perspective to developers and investors who need thoughtful, well-structured capital solutions.

The name Janus comes from the Roman god associated with transitions and gateways. Janus is traditionally depicted looking both forward and backward.
